Accuracy
We grade ourselves against what homes actually sold for.
Pricing a home is hard. This summer, more than 2 in 5 homes for sale around Fort Lauderdale had already cut their asking price.6
When we say High confidence
6.6%When we say High confidence, half our estimates land within 6.6% of the final sale price, and nearly 9 in 10 within 20%.5
Across all houses, townhouses and villas, half our estimates land within 8.2%.1 About 1 in 7 homes earns High confidence.
How we tested
Each home was valued using only sales recorded before its own, then compared with what it actually sold for. Every estimate counts, including homes our report shows as a range.
By home type
Townhouses and villas test better than detached houses because their comparable sales are more alike: same builders, same plans, small lots.
Half our estimates land within this of the sale price.
Half our estimates land within this of the sale price.
Half our estimates land within this of the sale price.
What "half within" means
Half our estimates land closer than the figure and half land further. We publish that midpoint because it's the honest typical result: no estimate, from anyone, lands within a fixed percentage every time.
Every valuation tells you how sure it is
Each valuation carries a High, Medium or Low label with its reason. When the sales don't agree, we say so and show a range instead of one number.
Why no estimate is exact
Even identical homes sold weeks apart don't sell for the same price. In our test, matched pairs of identical homes put the floor for any estimate at about a 2.5% typical miss.
