How it works
From the address to a homeowner’s report in just minutes.
Quick and simple by design. We find the sales and do the math. You confirm the home, make the price yours, and send it in your name. Here’s every step, start to finish.
What you do
Start with the address.
Type the address and pick it from the suggestions. Outside Broward County, you can join the waitlist instead.
Confirm the facts. Rate the condition.
Confirm the beds, baths, living area, lot, year built and pool, already filled in for you. Then rate the condition on a standard condition scale. You can refine any detail once you see the first price.
Your price, your range, and how sure it is.
See your starting suggested list price and expected sale price, the likely sale range, and a High, Medium or Low confidence label with its reason. When the sales vary widely, you see a range instead of one number.
Every sale behind the price, adjusted to this home.
View your suggested comps: usually 3 to 8 nearby sales, from the neighborhood first and always within 1 mile. Each one shows what that sale says your listing is worth.
Choose the comps that belong.
Manage which comps belong. Open a comp to see how it was adjusted. Untick a comp, pick the reason, and the price recalculates. Your seller’s page shows only the comps you keep.
Adjust the home to match how it is today. The price follows.
Add a kitchen or bath remodel, a new roof, or a line of your own with a description and an amount. The price updates as you type, and you decide when to save.
Set your own price. It shows as its own line.
If your experience tells you this home will sell for more (or less), enter your price and an optional reason. Your seller sees your price, and the VMA shows how it got there: our expected sale price, then your Realtor Market Adjustment as the last line. You also see where your price sits in the likely sale range.
Send it in your name.
Share by link, text, email or PDF. Preview it as your seller will see it, set the link to expire, or stop sharing at any time.
What your seller sees
Your seller sees a clear price, and who stands behind it.
Give your seller a Verified Market Analysis that opens with the price, where it sits in the range of recent sales, the confidence label and your contact card, plus your reason if you set your own price.
Every comparable sale, adjusted to their home.
Walk your seller through every sale, from its sale price to what it says about their home.
Every dollar, explained, including any you add.
Show your seller every dollar in an itemized calculation. If you set your own price, it appears as the last line, labeled “Added by your agent”.
Keep it current
Re-price as often as you like. You pay per home, not per click.
Previews and re-pricing within a valuation are free and unlimited, and refreshes are free. Homes you track re-price every week at no charge, and each refresh is saved as a new version. Your seller sees an update only when you press Release.
When to use it
Built for the moments that matter.
Before a listing appointment
Arrive with a first price, a range and three ways to price it. Update it with what your seller tells you, and leave a VMA behind.
When a past client asks what their home is worth
Send a report in your name instead of pointing them to an online estimate.
When a listing sits
Refresh it with the latest sales and release the update to the link your seller already has.
A personal touch for your sphere
One home, one report, sent from you.
Send your next seller a verified price, and every reason behind it.
