FAQ
Frequently asked questions
I already do CMAs in the MLS. How is this different?
A CMA shows you the sales and leaves the number to you, usually as an average and a range. A Verified Market Analysis adjusts each sale to the home in dollars and calculates the price, in words your seller can follow. The MLS stays useful for today's competition and the listing photos.
I know my market better than a model.
Agreed. That's why you can change any fact, choose the comps, add what you know, and set your own price. Your price shows as your adjustment, alongside the range from the sales.
Where does your data come from?
Recorded sales in your market, checked and adjusted by our market model. You see every sale behind the price.
What does "Verified" mean?
Verified means the facts are confirmed and the math is shown. You confirm your listing's details. We adjust each comparable sale to that home in dollars, factor in its condition, and reconcile the results into one price, with every step on the page for you and your seller.
Is this an appraisal?
No. Our process is designed to align with the Sales Comparison Approach, the established practice used by home appraisers for valuing a home from recent sales: a description of the home, comparable sales, a dollar adjustment for each difference, and reconciliation. It doesn't replace an appraisal. A Verified Market Analysis is a market analysis for pricing decisions. It is not an appraisal by a certified appraiser, not a broker price opinion, and not a guarantee of what the home will sell for.
How accurate is it?
Half our estimates land within 8.2% of the final sale price, and half our High-confidence estimates within 6.6%. About 1 in 7 homes earns High confidence. Every valuation states its confidence and shows a range when the sales don't agree. See the Accuracy page for houses, townhouses and villas.
Based on a blind test of Broward County, FL single-family home sales (houses, townhouses and villas), December 2025 to June 2026, each valued using only earlier sales. The High-confidence figure covers the High-confidence valuations in that test.
Does it work for townhouses and villas?
Yes, with the same method as houses, and they test better than houses. Half our townhouse estimates were within 5.8% of the sale price, and half our villa estimates within 6.8%. See the Accuracy page for the footnotes.
Based on a blind test of Broward County, FL townhouse and villa (zero-lot-line and attached one-story) sales, December 2025 to June 2026, each valued using only earlier sales.
What if your number is lower than what my seller wants?
Your Verified Market Analysis shows why, sale by sale. If you know something the sales don't show, set your own price, and the VMA shows it openly as your adjustment.
Can my seller see the comps I took out?
No. Your seller sees the homes the price is built on and how each one was adjusted.
